Our corporate strategy challenges us to grow by an additional 10,000 homes by 2027. With a secured development pipeline of over 6,500 homes, many being delivered using precision manufacturing in our own factory, we ware well on track to meet this ambitious target. These high quality developments are designed to meet the housing needs of the communities Swan serves in East London and Essex.
Our social purpose, delivering more homes and more services, underpins everything we do and building through NU living, we aim to generate over £250 million in gift aid, to reinvest in homes and services for our residents.

65 1, 2 & 3 bed shared ownership apartments.
Replacing an electrical substation building, this scheme achieved planning approval from the London Borough of Tower Hamlets Planning Committee in October 2017. The scheme will deliver 45 much needed one, two and three bedroomed shared ownership apartments in Bow, alongside the provision of affordable and social rented units. The scheme is a car-free development within walking distance of the DLR and underground lines, set around landscaped courtyard gardens which will open up the connection between Gale Street and Watts Grove for the wider community. The homes will be built in our offsite modular housing factory, using Cross Laminated Timber (CLT) and then delivered and assembled on site. This will reduce the build time and the environmental impact to the area. Work started on site in June 2018.
Over 270 new apartments on shared ownership and private basis.
360 Barking is an exciting new development in Barking Town Centre. Over the past 10 years, we assembled several plots of land and purchased the final portion in 2016 making it possible to deliver this scheme. In 2016, we received planning permission for the landmark development, which will offer over 290 new apartments situated across four distinctive cylindrical towers. 96 will be available on a shared ownership basis and the remainder for private sale. Our in-house contractor NU living has started work on site on the four towers of the £52 million build programme and the whole scheme is due to complete in 2019. The scheme comprises three state-of-the-art roof gardens for exclusive access to residents, a concierge and affordable workspace for London Borough of Barking and Dagenham council. The scheme is part funded by a GLA Housing Zone loan worth £29m.
1,575 new homes. 50% affordable. A mix of apartments and family homes.
The Blackwall Reach Regeneration project is a partnership between the London Borough of Tower Hamlets and the Greater London Authority – the landowners – and Swan Housing Association as its development partner. The scheme is in its second and third phases of development, having completed the first half of the first phase of nearly 100 units, in 2016. The regeneration project replaces ca. 300 social rented homes by providing 1,575 new homes. 50% are affordable and the majority of these are social rented. Additionally, we have delivered a new community hub and mosque in the first phases, and in future phases, will provide a district heating system to serve the development along with enhanced open space and commercial facilities. Phase 1B of the scheme delivers 242 new homes, 200 for private sale, 6 for shared ownership and 36 for social rent, as well has nine commercial units. This phase also includes significant public realm improvements with the creation of a new square around Blackwall DLR station. Consisting of three buildings between 10 and 24 storeys in height, the scheme will create a key link to the wider Blackwall Reach masterplan to the North. Sales were launched off-plan in February 2017 and the brand new marketing suite opened in June 2018. Phase 2 demolition of Robin Hood Gardens West was completed earlier this year and the project is due to complete in 2021. This will offer 268 new homes, 154 for private sale, 15 for shared ownership and 99 for social rent. These early phases will establish a benchmark of quality both for the remaining phases of the Blackwall Reach Regeneration project and for other emerging developments in the area.
Over 200 completed and planning submitted for over 550 more.
The latest phase of this regeneration scheme is now complete having delivered 200 homes, of which 153 are rented and shared ownership and the remainder for private sale. In addition, within this phase of development, we have built four shops and a community centre, The Beech, all of which are now operational. The future phases will comprise over 550 homes which will be achieved by demolishing the maisonette blocks and providing a better street layout. Planning for this was approved in October 2016 by Basildon Borough Council. There will be a mixture of houses and a small number of flats split into three phases. In addition, future phases will be built out on a custom build basis using modern modular methods of construction. The modules will be manufactured offsite in our own factory in Basildon using our NU build system and then delivered and assembled on site. This will enable us to minimise disruption, provide greater customisation by the customer, reduce waste and build homes in 50% of the usual traditional build times. 141 new 1, 2 and 3 bed homes and retail space. Available on rented and shared ownership basis.
The Paragon is a new development in Ilford, Redbridge that will transform an underused site and contribute to the exciting regeneration underway across Ilford town centre. Three residential blocks of ten, fourteen and eighteen storeys will provide 141 new homes and a separate new retail space will be built along Ilford Hill. The one, two and three bedroomed apartments, each with their own private balcony, will be 100% affordable, 36 available through affordable rent and the remaining 105 will be sold on a shared ownership basis. Our in-house contractor NU living has started work on site and the £27 million build programme anticipates the first properties being ready in Summer 2018, with the whole scheme due to complete in Winter 2018.
Regeneration of shopping centre with retail and residential mix.
Through our commercial arm Swan Commercial Services, we purchased the Laindon Shopping Centre in May 2015 after the previous owners went into administration. Due to issues with design and management, the Laindon Shopping Centre has not been commercially successful for a number of years. We plan to redevelop the site, putting in its place a truly mixed-use development where people want to shop, work and live. In February 2017, following extensive consultation with local residents and external stakeholders, Basildon Borough Council unanimously approved our regeneration plans which will deliver a brand new high street with shops, landscaped public realm, parking, a new Lidl supermarket, 224 new homes and an expanded new health centre. In addition, we will be moving our head office to Laindon. Early works have already started on site and we anticipate ground breaking will begin in October 2018.
Mixed use regeneration
Swan were thrilled to announce in November 2017 that we will work with our partners Urban Catalyst as part of Purfleet Centre Regeneration Ltd to deliver the £1billion regeneration of Purfleet Town Centre in Thurrock. PCRL, in partnership with Thurrock Council, is leading the regeneration, which is one of the UK's most exciting urban transformational developments. The Outline Planning Application was submitted in December 2017 following over three years of public consultation and community engagement. This ground-breaking project will see up to 2,850 new homes built alongside a world-leading film and TV complex, an improved train station and bridge crossing, a new primary and secondary school, a health centre and other vital business and education infrastructure. The aim is to once again, open-up Purfleet's river frontage, create employment and educational opportunities and drive growth.
330 shared ownership homes
We will be working in partnership with Catalyst and C.F. Møller Architects to transform the former glass lampshade and bulb factory site into 363 shared-ownership homes. The proposal also includes a creative hub for artisans, artists’ studios and extensive landscaping to serve new and existing residents and retail space in the heart of the Blackhorse road area.
Six 3 & 4 bed houses
In partnership with the Homes and Communities Agency and Basildon Borough Council, we are working on the delivery of six new, high quality homes. There will be a mix of three and four bed houses at Bockingham Green in Basildon. All six will be for social rent and are set to complete early 2018.
Phase 2 - a mix of 97 apartments, duplexes and houses
Repton Court is an exciting new development in Barkingside, Redbridge. Working with the London Borough of Redbridge, we have taken over the existing estate via a Small Scale Voluntary Transfer, working with the residents of the estate throughout the regeneration process. Phase 1 completed in early 2016 and was made up of 53 one, two and three bedroomed apartments, each with its own private balcony and entirely affordable housing, including homes for the existing residents who moved out of their outdated homes and in to the new modern and larger properties overlooking the park. Our in-house contractor NU living, started work on the second phase early in 2016 and the £17 million build programme delivered its first private sale home in November 2017. The whole scheme is due to complete in early 2018. The second phase will deliver 97 units in total, with a mix of apartments, duplexes and houses available for affordable rent, shared ownership and private sale.
65 1,2 & 3 bed apartments for private rent.
This is the final phase of the Oldchurch Hospital site redevelopment in Romford, Havering. Completed in March 2017, we developed this phase of the project for the London Borough of Havering. Located close to transport links, the scheme provides 65 one, two and three bedroomed apartments for private market rent in a single residential block, each with its own private amenity space. The block is being managed by Hera Management Services.
Mixed tenure homes
Built on the site of the Oldchurch Hospital in Romford, Havering, the first three phases of this exciting redevelopment has delivered a high quality, mixed tenure scheme providing a variety of homes located within easy reach of Romford station and Town Centre. Comprising three residential blocks the scheme completed in February 2016 and provides 65 Affordable Rent, 40 Shared Ownership and 128 private sale homes, including a significant number of family homes with plenty of public and private amenity space throughout. The final phase 4 is due to complete in March 2017, Swan HA is developing this phase of the project for the London Borough of Havering. Located close to transport links the scheme will provide 65 one, two and three bedroom apartments for private market rent in a single residential block, each with its own private amenity space.
Angel Way is an affordable housing scheme in the heart of Romford. Completed in 2014, the scheme is made up of 74 rented and shared ownership units on the site of the former Woolpack Pub and Secrets Nightclub in Romford.
459 rented, 32 shared ownership & 190 private homes
This award winning renovation of the former Crossways Estate in Bow, Tower Hamlets has transformed this part of London from a neglected poorly designed area that people wanted to leave into a high quality, modern and sustainable community where people want to live. The regeneration project is a combination of the refurbishment of the three iconic 35- story towers and new build low rise housing. The construction, which began in 2005, utilised elements of off-site manufacture and the scheme provides 459 rented, 32 Shared Ownership and 190 private sale homes, the latter offering private parking and concierge services. The scheme completed in Spring 2015 and residents are involved in the ongoing management of their homes which are situated a short distance from Stratford Town Centre

Geoff Pearce - Executive Director of Regeneration and Development
Geoff Pearce is the Executive Director of Regeneration & Development for Swan Housing Association. Since joining Swan at the beginning of 2014, Geoff has overseen the rebranding of Swan's development subsidiary; NU living. Under his leadership, the NU living construction team has grown and will build around 700 new homes every year and have delivered some 1,200 housing starts with a further 6,500 plots in Swan's secured pipeline including major regeneration projects in Tower Hamlets, Purfleet and Basildon.
Geoff is passionate about innovation and is currently focusing on the launch of Swan's new modular housing factory which has recently opened in Basildon, Essex. Using the NU build system, the factory will ultimately be capable of producing 400-500 homes per year and uses Cross Laminated Timber as the main structural component in its precision engineered products. The first homes to be built by the factory are at Beechwood Village in Basildon where NU living is building around 570 customisable houses. Four other projects are at the planning stage for the factory ranging from three storey houses to nine storey apartment blocks.
Geoff previously worked at East Thames Group as the Group Director of Development & Asset Management and is a Chartered Surveyor.
Andy Gatrell - Development Director
Andy leads Swan's regeneration and new business function for
London. He oversees Swan's development activities in the
capital which comprises a pipeline of 2,500 homes which
includes the Blackwall Reach regeneration project in Tower
Hamlets, the Webbs Industrial Estate in Waltham Forest and
Barking 360 in Barking Town Centre.
Prior to joining Swan, Andy was Assistant Director of Development and Strategic Initiatives at East Thames and at Savills working with a range of clients in both the public and private sectors.
Frank Klepping - Development Director
Frank has worked in housing development in East London and Essex
for over 10 years and continues to build on strong
relationships in the region to deliver the strategic aims of
Swan and our partners.
As Development Director for the Essex region, Frank plays a lead role in the delivery of the Group's existing development pipeline including the £130m regeneration of Craylands Estate in Basildon and our award-winning regeneration at Laindon Place, both of which use modular and traditional construction methods. He is also responsible for the acquisition of new business opportunities in Essex.
Since joining Swan in August 2014, Frank has contributed to the growth of Swan's development pipeline to over 6,500 secured plots including 1,200 on site.
Samantha Wait - Director of Business Development and Communications
Sam leads on new business relating to regeneration and development for the Swan Group, as well as strategic communications across all business areas. Extensive commercial property and corporate experience gained during years of practice as a Solicitor at Berwin Leighton Paisner and Travers Smith provide a sound commercial background. Communications and housing expertise gained at The Guinness Partnership and Swan enable Sam to promote the Swan Group, explore new opportunities and foster partnership working, while ensuring that Swan considers the wider interests of all our stakeholders.
Neil Baron - Project Director
Neil leads on the delivery of the Blackwall Reach regeneration project delivering 1,575 new homes in Poplar along with new community and commercial facilities for the local community. He joined Swan Housing Association in 2014. Neil has a background in architecture and has 20 years' experience in housing development and regeneration.
Luke Riley - Project Director
Luke joined Swan in 2014 and leads on the Beechwood regeneration project which is delivering nearly 1,000 new homes in Basildon with new community and commercial facilities for the local community. Prior to joining Swan Luke worked in senior positions for various housing association managing a number of major regeneration projects in the capital including Graeme Park.
Juliette Bartlett - Project Director
Juliette joined Swan in 2015 and plays a lead role in the delivery of the Group's development pipeline within the London boroughs. Juliette is responsible for delivery of the projects including 360 Barking, The Paragon, Claybury View, Blackhorse Yard and Watts Grove.
Duncan Innes - Project Director
Duncan Joined Swan in 2018 and is responsible for the Purfleet
Centre regeneration project, which is being undertaken in joint
venture with Urban Catalyst. Overall the scheme will deliver 2,850

Ian Coulter - Head of Programme and Strategy
Ian's role encompasses a number of areas including:Programme management;
He also oversees regulation and procedural adherence, programme risk management, audit, departmental systems and committee reporting.
Anna Bolsin - Head of New Business and Planning
Anna is responsible for identifying and progressing land and new business opportunities for the Swan Group. She joined Swan in 2015 having previously worked in a variety of roles in both the public and private sector.

Solving The Housing Crisis
Swan Housing Association are delighted to have participated in a new ‘Solving the Housing Crisis’ programme, launched at this year’s CIH conference in Manchester, which explores the issues around the crisis and looks at the people and communities that are tackling the problem.
The programme, which features key industry interviews and news-style reports along with sponsored editorial profiles, was commissioned by The Chartered Institute of Housing and produced by ITN Productions, ITN’s bespoke production hub.
As part of the programme, Swan were thrilled to be able to showcase our modular factory which is helping tackle the housing need in Essex and East London. The programme featured our Basildon based offsite manufacturing facility as well as our Beechwood development, which will see over 500 modular homes delivered there over the coming years.
This modern method of construction means we have the capability to deliver up to 1000 modules per year (around 500 homes), 50% quicker than traditional build, with initially 10% cost savings but with expected savings to increase as we move to full production.
What makes our modular homes even more spectacular is that for over 250 of these Beechwood houses, the buyers have the ability to fully customise their home on our fantastic configurator software.
